House Rules
Welcome! We’re happy to host you. These house rules are in place to keep the home safe, clean, and enjoyable for everyone. Please read carefully. Failure to follow these rules may result in additional fees or early termination of your stay, consistent with Airbnb policies.
1. Trash & Wildlife Safety -
All trash must be securely bagged and placed inside the locked bear-proof trash can located outside.
If your trash exceeds the capacity of the bear-proof can and cannot be fully locked inside, guests are responsible for disposing of excess trash off-site at:

Monday–Saturday, 7:00 AM–5:00 PM (closed Sundays)
Failure to comply will result in a $200 additional cleaning fee.
2. Bears & Food Safety -
To protect wildlife and the property:
Do not leave food in vehicles
Clean the grill thoroughly after each use
These precautions are critical in this area and help prevent bear damage.
3. Personal Property -
Hosts are not responsible or liable for any damage, loss, or theft of guests’ personal property.
4. Smoking Policy -
No smoking, vaping, or marijuana of any kind is permitted anywhere on the property, indoors or outdoors.
Violation of this policy will result in forfeiture of the security deposit, and additional cleaning or damage fees may apply.
5. Shoes -
Please remove shoes inside the house.
6. Owner’s Closets -
Do not open or enter any closets or doors marked “Owner’s Closet.”
7. Plumbing & Septic System -
Flush toilet paper only.
Do not flush wipes (including “flushable” wipes), paper towels, feminine products, or any other items.
Guests are responsible for all plumbing or septic system damage caused by improper use.
8. Doors & Windows -
Please close and lock all doors and windows when leaving the property.
9. Furniture Care -
Do not eat or drink on couches or beds.
10. Visitors & Occupancy -
Only registered guests listed on the reservation are permitted on the property.
Unregistered visitors are not allowed and will be treated as an unauthorized event or party. This will result in immediate removal from the property without refund.
Guests are fully responsible for the actions of anyone on the premises.
11. No Parties or Events –
Parties, events, receptions, gatherings, or celebrations involving people not included on the reservation are not permitted.
12. Decorations & Party Materials –
At the request of 3rd party cleaning company and for the safety of the guests and property please do not use or bring:
Confetti, glitter, sequins, or other small decorative materials.
Gender reveal powders, dyes, smoke bombs, or other similar products.
Water balloons, balloon releases, or decorative items that may leave debris outdoors.
Adhesive decorations that may damage walls, ceilings, furniture, or finishes (even if the packaging says they are safe to apply on intended surfaces and/or materials)
Candles, sparklers, fireworks, or any open-flame decorative items.
Any excessive cleaning or damage resulting from prohibited decorations will result in additional cleaning and/or charges to replace and repair.
13. Fireplace Use -
Burn wood only
Maximum of two logs at a time
No more than one Duraflame log at a time
Fires must be attended at all times
Do not leave the house or go to sleep with a fire burning
Guests are responsible for supplying their own firewood. Guests may also use wood left by previous guests, located on the firewood rack under the deck.
If you wish to leave unused firewood for future guests, please place it neatly on or next to the firewood rack, away from the house and generator.
14. Fireplace Ash -
Guests are not permitted to clean or remove ash from the fireplace.
15. Noise & Neighbors -
Please respect our neighbors and keep noise to a minimum.
Quiet hours are from 10:00 PM to 8:00 AM.
16. Checkout -
Please follow all checkout instructions provided.
17. Damage & Maintenance -
Any damage, malfunction, or issue must be reported to the host immediately so it can be addressed promptly.
18. Driveway & Parking -
Do not drive in reverse while traveling up or down the driveway
Turn vehicles around at the flat area at the top of the driveway
Parking is limited to three (3) vehicles
This helps prevent accidents and excessive erosion of the gravel driveway.
19. Furniture -
Please do not rearrange furniture.
20. Consumables -
From time to time, unopened or partially used consumables (such as condiments or snacks) may be left behind by previous guests.
While we make every effort to ensure these items are not expired or stale, consumption is entirely at the guest’s discretion. The host assumes no responsibility for these consumables.
21. Grill Use -
The grill may only be used by guests who are familiar with and comfortable operating a gas grill.
Turn off gas at both the tank and grill knobs after use
Empty the grease catch into a trash bag before using the grill
Do not leave the grill unattended while it is burning
22. Propane Tanks & Reimbursement -
We try to ensure propane tanks are filled; however, there may be occasions when a tank is empty or not functioning properly.
If this occurs:
Guests must notify the host before taking any action, as more convenient options may be available
With host approval, guests may exchange one propane tank at:
Dollar General
2621 Soco Rd, Maggie Valley, NC 28751 (approximately 9-minute drive)
Reimbursement terms:
Limited to one (1) standard 20-lb propane tank
Maximum reimbursement of $30
Receipt required
No reimbursement without prior host approval
23. Fire Pit -
The gas fire pit may only be used by guests who are familiar with gas-operated fire pits.
Turn off gas at both the tank and the fire pit knob when finished
Do not leave the fire pit unattended while it is burning
24. Candles & Open Flames -
No candles or open flames of any kind are permitted anywhere on the property.
The only exceptions are the fireplace and the fire pit, which must be used in accordance with the rules above.
25. Illegal Drugs -
Illegal drugs of any kind are strictly prohibited.
If guests are suspected of carrying or using illegal drugs, authorities will be notified and guests will be required to vacate the property immediately without refund.
26. Keys -
Guests must return the house key to the lockbox upon departure.
There is a $400 fee for lost or misplaced keys, as this requires replacement of the entire locking system and disrupts future guests.
27. Washing Machine -
If the washing machine is used, please leave the door open after use to allow ventilation and prevent mold.
28. Dryer Safety -
Please clean the lint trap before and after using the dryer.
Lint is highly flammable and a known cause of house fires.
29. Property Alterations -
Guests are not permitted to make alterations to the house or property in any way, including but not limited to drilling, screwing, hanging items, adhesives, painting, or attaching fixtures.
30. Weather, Power & Wildlife -
No refunds will be issued for weather conditions, power outages, internet interruptions, or wildlife activity, all of which are beyond the host’s control and common in mountain environments.
31. Respect the Home -
This is not a hotel. It is also our personal home when we stay in Maggie Valley.
Please treat the property and its contents with care and leave it in good condition.
